Underwriting, without the spreadsheet
Dwelize takes an address, an asking price, and an estimated rent, and turns them into a full rental-property underwriting report — an AI-estimated ARV plus every metric a buy-and-hold investor checks before making an offer.
Grounded ARV, not a guess
Dwelize estimates After-Repair Value with an AI model that runs live web searches as it works, and the report shows the sources behind the number — not a static, unexplained figure.
Your assumptions, recomputed live
Down payment, rate, taxes, insurance, vacancy, maintenance — every underwriting metric is derived fresh from whatever assumptions are set right now. Nothing is cached from an earlier edit.
Degrades honestly, never silently
If a data provider (Mapbox, a mortgage-rate feed) is temporarily unavailable, Dwelize falls back to a sensible default rather than failing the whole report — but it never fabricates a data point and presents it as sourced.
Public link, owner-only edits
A report's shareable link is readable by anyone who has it; only the person who created it can change assumptions, retry analysis, or use the deal chat.
How the numbers are built
Every report recomputes cap rate, cash-on-cash return, GRM, monthly cash flow, and break-even rent directly from the current assumptions and the AI-estimated ARV — there is no separately stored “final answer” that can drift out of sync with an edit you just made.
