Terms of Service
The terms that govern using Dwelize to analyze rental properties and generate underwriting reports.
Last updated: September 8, 2026
1. Acceptance of these terms
These Terms of Service (“Terms”) govern your access to and use of Dwelize (“Dwelize,” “the Service,” “we,” “us”) — the website, dashboard, and report pages that let you enter a property address, asking price, and estimated rent, and receive an AI-estimated After-Repair Value (ARV) plus rental-underwriting metrics on a shareable report page. By creating an account, signing in, or otherwise using Dwelize, you agree to these Terms. If you don’t agree, don’t use the Service.
2. Not professional advice
Dwelize is a decision-support tool, not a professional service. Every AI-generated ARV, comparable-property valuation, and underwriting metric is an automated estimate — not a professional appraisal, a loan offer, a tax opinion, a legal opinion, or an investment recommendation. Confirm any number with a licensed appraiser, agent, lender, or advisor before making a financial decision.
Underwriting metrics (cap rate, cash-on-cash return, cash flow, GRM, break-even rent, and the deal-mode calculators for wholesale, flip, BRRRR, and turnkey analysis) are recomputed from the assumptions you enter and the ARV in use at the time. They are only as accurate as those inputs, and they do not account for every factor a real transaction involves.
3. Accounts
You need an account to create or edit a report; report pages themselves are readable by anyone with the link (see Section 5). You can create an account with Google sign-in or with an email and password (email/password sign-up requires verifying your email with a one-time code before first sign-in). You’re responsible for the accuracy of the information you provide, for keeping your credentials confidential, and for activity that happens under your account. Tell us if you believe your account has been accessed without authorization.
4. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose, or to submit content you don’t have the right to submit (including uploaded property photos).
- Attempt to scrape, reverse-engineer, or systematically extract data from the Service beyond normal use of a single report or account.
- Attempt to bypass rate limits, abuse the property-lookup or comps features, or interfere with the Service’s availability for other users.
- Impersonate another person or misrepresent your affiliation with a property, team, or organization.
- Use a report, its AI-generated content, or its comps data as the sole basis for a transaction without independent verification.
5. Reports, sharing, and teams
A report’s link is publicly readable by anyone who has it — this is deliberate, so you can share a deal with a partner or lender without giving them an account. For a personal report, only its owner can make changes. If you join or create a team, shared team reports become visible to other team members, who can edit them as part of that workspace; deletion remains limited to the report creator or a team admin. Don’t put information you don’t want visible beyond the report’s intended audience into a report or its shared inputs.
6. Third-party and AI-sourced data
Dwelize generates ARV estimates and chat responses using Google’s Gemini models, geocodes addresses through Mapbox, retrieves comparable-sale data through a third-party property-data provider (RapidAPI, sourced from Zillow listings), and pulls mortgage-rate context from FRED. These are independent third-party sources Dwelize does not control. We make no warranty about the accuracy, completeness, or availability of any AI-generated estimate or third-party-sourced data, and a temporary outage of any of these sources may cause a report to fall back to a default value rather than fail outright.
7. No warranty
The Service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We don’t warrant that the Service will be uninterrupted, error-free, or that any estimate it produces will be accurate.
8. Limitation of liability
To the maximum extent permitted by law, Dwelize and its team are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, or data, arising from your use of the Service — including any financial or investment decision made in reliance on a report, an AI-generated estimate, or third-party-sourced data. Nothing in these Terms limits liability that cannot be limited under applicable law.
9. Pricing
The Pricing page describes plans Dwelize intends to offer. As of this writing, no paid billing is active — every account has full access to the Service regardless of the plan shown there. If and when a paid tier goes live, we’ll update these Terms and the pricing page to describe what changes.
10. Termination
You may stop using the Service at any time. We may suspend or terminate access to the Service, for you or anyone, for conduct that violates these Terms or that we believe is harmful to other users, third parties, or the Service itself.
11. Changes to these terms
We may update these Terms as the Service changes. If we make a material change, we’ll update the “last updated” date on this page. Continuing to use the Service after a change means you accept the updated Terms.
12. Governing law
These Terms are governed by applicable United States law, without regard to conflict-of-law principles, except where local law requires otherwise.
