Useful numbers need visible assumptions.

Dwelize is designed to make underwriting inputs and valuation paths easier to inspect—not to hide uncertainty behind a single score.

An AI estimate is a starting point

Dwelize can generate an ARV estimate to help frame a deal. It is not a licensed appraisal and should be tested against the property, market, renovation scope, and your own due diligence.

Selected comps can become the current ARV

When selected comparable properties produce a valuation, Dwelize uses that comp-derived value for the report while preserving the original AI estimate for comparison.

Metrics are calculated from current assumptions

Cash flow, cap rate, cash-on-cash return, GRM, and break-even rent are recalculated from the report inputs and assumptions. Editing a number updates the arithmetic; it does not silently request a new AI estimate.

External data can be incomplete

Data services may be unavailable or vary by address. Dwelize uses safe fallbacks where possible, such as a mortgage-rate default, so you can review and replace assumptions rather than lose the whole report.

What Dwelize does not do

Dwelize does not provide an appraisal, investment, tax, legal, lending, or inspection opinion. Do not use a report as the only basis for a purchase, sale, loan, or renovation decision.
