What metrics does a report include?
Reports show the core cash-flow and return metrics used to compare rental deals.
Each report calculates the following rental underwriting metrics from your inputs, assumptions, and estimated ARV.
| Metric | What it helps you understand |
|---|---|
| Monthly cash flow | Income remaining after operating expenses and debt service |
| Cap rate | Property performance before financing |
| Cash-on-cash return | Annual pre-tax cash flow relative to cash invested |
| GRM | Gross Rent Multiplier, a quick price-to-rent comparison |
| Break-even rent | The rent required to cover recurring costs |
These metrics work best together. Cap rate compares the property itself, while cash-on-cash return incorporates your financing.
